At Australian Unity Investments we are committed to delivering on an active property management strategy for all of our commercial property funds.
Why active? Put simply, we believe that property markets are inefficient, and by actively managing a property portfolio we can generate greater performance for investors than would otherwise have been achieved by taking a passive approach.
Our philosophical view is that market prices for properties do not always reflect their fundamental value. This is because our experience has been that properties that are well managed can achieve superior values. A good example of an active management style is one that seeks to take advantage of opportunities to generate value for investors through buying well and selling well. We also believe that value can be achieved, and investment risk mitigated, by skilful management of a portfolio of properties and each of its individual assets and tenants.
Our history of outperformance1
While it is no guarantee of how things will perform in the future, Australian Unity Investments is a property asset manager whose retail, office and industrial properties have outperformed the IPD Retail Benchmark, IPD Office Benchmark and IPD Industrial Benchmark respectively over three and five years (period to 30 June 2011). The office and industrial properties also outperformed their respective benchmarks over 10 years in the same period. The IPD benchmarks detailed in the charts were prepared by IPD and provide a summary of Australia’s investment property returns in retail, office and industrial property sectors.
Our property team focuses on a range of specific criteria when managing your investment. This includes a capital expenditure program to maintain and upgrade the quality of our buildings, working with tenants to maximise a portfolio’s lease profile, and capitalising on opportunities to enhance or redevelop properties to grow future income potential and capital value.
By actively managing properties first as individual assets and then as part of a portfolio of assets, we aim to optimise returns investors can receive from their investment.
