Retirement Village Investment Notes Series 3 Prospectus 3 

The Retirement Village Investment Notes combine Australian Unity's expertise and experience in retirement living services and investment management.
 
The Notes pay a fixed rate of interest on the principal amount invested from the date an application is accepted to maturity.  Interest is paid quarterly in arrears.  Upon maturity, the principal amount invested is returned to investors.

New applications

Applications are currently open to invest in the Notes. The Retirement Village Investment Notes - Series 3 - Prospectus 3 dated 23 June 2009 is available in electronic format on the Australian Unity Investment website.  Notes will only be offered on the basis of the application form attached to the Prospectus, to investors receiving it (electronically or otherwise) in Australia.  No Notes will be offered in any place outside of Australia.  Paper copies of the Prospectus are available free of charge by calling us on 13 29 39.

Applications close 31 December 2009, subject to the discretion of the Issuer.

Issue price
 
The issue price for a Note is $1.00. 
 
Interest rate
 
The interest rates for the Notes are:
3 years: 8.00% per annum;
5 years: 8.25% per annum; and
7 years: 8.50% per annum.

Minimum investment
 
$5,000 (5,000 Notes)

Term and maturity date
 
The terms of the investment are:
3 years, which expires on 31 December 2012;
5 years, which expires on 31 December 2014; and
7 years, which expires on 31 December 2016.
